How can someone quickly sell their house?


How long does it take to buy their house?

We can buy the house within 3 days if necessary.  We schedule a closing according to the
seller’s needs or time frame.  Meaning, that we can buy the house very fast, or we can extend it to
1, 2, 3, or even 5 months.  Whatever the seller needs is what we’ll try to accomplish.  We
specialize in working with sellers who need a no hassle friendly transaction, need a quick and
flexible sale, need a fair price, or even need to be rid of a problem.

Ok, many people are curious, what exactly is the process?

We need to know the property address, any loan balances on the property, if there are any liens
or judgments, if they’re behind on payments, and if so, how much.  The overall condition of the
property, or any other pertinent information regarding the house or the financing.  Once we have
this information, we will research the property to determine the fair market price.  We will also
need to determine what we will do with the property once we own it which will help us establish
our offers to the seller.  So the next step to selling your home would be to fill out the
seller
submission form and we will be contacting you in 24-48 hours.

I think it is important for the people to realize that there are no fees, no commissions, and no
obligations.  So they really have nothing to lose.

We like to tell people, don’t list your house, sell your house.  Following the traditional listing
process, it takes an average of 3-6 months to market, sell, and close on your house, when you
might want to move now.  We recommend that they call us first because we can save them the
headache of continuing to make payments or dealing with it themselves because we can buy the
house so quickly.  And, as you stated, there are no fees, commissions, or any obligations by
seeing what we have to offer.  We also keep all information strictly confidential.

Well, why do people sell you their house?

Well, people sell their house for many different reasons.  They may be moving to a larger home,
or downsizing to a smaller one.  Or maybe they are just taking advantage of a job opportunity and
must move.  There are also reasons like divorce, job loss, health problems, or just tired of being
a landlord.  We understand that everyone’s situation is unique and we’ll take the time to figure
out a solution that’s a win-win situation for everyone, or else we just won’t do it.

What if someone is behind in their payments, about to be or are facing foreclosure?

We understand how stressful it can be when someone finds themselves in this very common
situation.  Often times it can feel like there are no other options other than to give the property
back to the bank, damaging their credit in the process and making it difficult to buy a home in the
future.  But there are options!  Again, every situation is unique and we don’t make any promises
we can’t keep.  We do our best to provide the seller with an opportunity to sell their house and
avoid foreclosure.

Ok, does the property have to be in excellent condition for you to buy it?

No it doesn’t.  Although the majority of the homes we buy require little or no repairs allowing a
new homeowner to move in right away, we also buy houses that need significant repairs, even
major remodeling.  Basically we buy houses in any condition and any situation.

Does the house have to be a certain size for you to be interested?

No, we buy properties as small as a 1-bedroom condominium, up to 5000 square foot estate
homes, so size really doesn’t matter.

How is the closing handled?

Once an agreement has been reached to buy the home, we handle all the paperwork and
coordinate the details through a local real estate attorney.  We also take care of all closing
costs.  Again, our focus is to make this a very easy process and give the seller complete peace
of mind that the transaction is done correctly.

What if the seller has little or no equity in the house, can you still work with them?

Yes we can.  Very often we get calls from sellers who basically owe close to what the property is
worth.  Many times we can still buy their home, it really just depends on the situation.  
Remember there’s no obligation or commissions, and we’ll take care coordinating the closing
and all of the paperwork.  You have nothing to lose.
