completely secured since you are the bank and now have a mortgage
secured against the property.  Your interest is paid back as simple
interest, monthly, quarterly, or annually, depending on what you decide.

Your money is secured by four main articles.
  1. Original Promissory Note - This is basically the contract between JPG Properties
    and you, the lender, outlining the specifics of the loan and payment structure. This is a
    written promise to repay a specified amount over a specified period of time.
  2. Mortgage - This is a legal document that pledges a property to you, the lender, as
    security for payment of a debt.  It gives you the right to put a lien on the property for
    security.
  3. Insurance Binder with you as the Mortgagee - All properties are insured and
    you, as the lender, are listed on the policy as a mortgage holder.  If the property was ever
    burned down, you would be repaid your investment.
What you need to know as an Investor.
  1. You have no head aches.  When we find a property we will contact you to forward the
    money to the closing attorney by wire or cashiers check.  They will prepare the
    paperwork and you will begin receiving your interest checks.
  2. Once the property sells you will receive back your full principal balance and have the
    option to reinvest it in another property.  
  3. There are no penalties for withdrawing your money early.  Just give us a 45 day notice.
  4. There is no minimum investment but it must be feasible for our project.
