WHAT IS THE RENT TO OWN PROGRAM?

It’s for people who are looking to become homeowners but do not have the available down
payment or necessary credit to get a home at the particular time.

HOW MUCH DO I NEED FOR A BINDER DEPOSIT TO SECURE AN OPTION TO PURCHASE THE
PROPERTY?

It depends on the person’s income qualifications, credit, and job history.  We can be very flexible to
meet your deposit needs.  We typically try to get 3% or $3000 for a rent to own home.  All Binder
Deposits are NON-REFUNDABLE as they are going to secure the Option Price of the home.

WHAT HAPPENS IF I DON’T HAVE GOOD CREDIT?

When you purchase one of our Rent To Own homes we will enroll you in a Credit Repair Program.  
This program will boost your credit up to the necessary score to help you get a mortgage.  This
program costs between 50-75 dollars a month along with a 100-150 dollar enrollment fee and is
drawn from your Binder Deposit towards the home so you won’t have to deal with the monthly
expense.  This program is MANDATORY in order to increase your credit to get you a good
mortgage.  

HOW DO I GET STARTED?

Before you can view one of our homes we need to take an application.  You can fill out an
application now by clicking the application link.  We need an application for both income earners in
the home.  Once we get it, we will contact you within 24-48 hours with a response.  If your
application is sufficient we will schedule an appointment to show you the house.

HOW LONG IS THE RENT TO OWN PROCESS?

The Rent to Own process can be any length of time depending on your situation.  A good goal to
shoot for is to have your credit repaired within 1 year to obtain a mortgage.  We will help you
through the whole process of repairing your credit and getting a mortgage.  Typically we will sign a
12-month lease agreement and option to purchase agreement.  If you take longer than 12 months
to get a mortgage we can extend the contract if necessary to meet your needs.

DOES ANY OF MY RENT APPLY TOWARD THE PURCHASE PRICE?

YES!  During the rental period we will keep track of all rent that is paid on time.  The more you pay
rent on time, and early, the more we will assist with closing costs and fees when it comes time to
purchase the home.  Closing costs can easily range over $5000.  We are known to pay all closing
costs if rent is always paid on time.

MONTHLY RENT PAYMENTS?

We can adjust your monthly rent payments in the following:

1.        Weekly
2.        Bi-Weekly
3.        Monthly
4.        Bi-Monthly (1st and 15th of each month)

We are strong advocates of accommodating you based on your income pay schedule.

CONTRACTS AND BUYERS HANDBOOK

CONTRACTS

Rental Agreement:        This agreement states the length of time you are able to rent out the house,
the monthly payment for the rent and the rules and regulations associated with everything about
the house.

Option Contract:        This contract gives you as the buyer the right to purchase the house at a set
agreed price.  This option contract is good for the length of the Rental Period but is not affiliated
with it. You have until the time of when the rental contract expires to exercise the option contract to
purchase the house.  The option price to purchase the house is set and will never change for the
length of the option period.

BUYERS HANDBOOK

This handbook is given to you when you first move into the house.  It will include the following:

1.        Rental Agreement
2.        Option Contract
3.        Payment Schedule
4.        Self-Addressed stamped envelopes to mail rent check
5.        10 day inspection period form
6.        Contact information for all Maintenance and Management Personnel.
7.        Money Management and Credit Repair Information that you must obey during the course of
the entire rent to own period.

HOW DO I OBTAIN A MORTGAGE?

Once your credit is repaired and it comes time to purchase the home, we will help you get a
mortgage.  We specifically work with a mortgage company who has access with hundreds of
lenders to find you the best available program for your situation.  We will guide you through the
mortgage process and we will assist you with the appraisal, title searches, and closing attorneys.  

REPAIRS?

When you move into a Rent to Own home you have 10 days to inspect the property of all major
working components. Once you move into the home this is your home and you are responsible for
all maintenance and repairs.  Telephone numbers are in the Buyers Handbook, however, you are
more than welcome to use someone that you are comfortable with if a repair is needed.  During
the rental period, if there are any repairs over $1,000.00 our company will take care of it, anything
under 1,000.00 is your responsibility.   You are more than welcomed to purchase a 1 year home
warranty for $400 and we can assist you in doing that.
